Your Water Heater Is Telling You It Is About to Fail

Rumbling, rusty hot water, longer recovery times, and moisture at the base are the sequence. A tank leaking from the body cannot be repaired. Replacing on schedule costs the same as replacing after a flood, minus the flood.
The warning sequence
Tank water heaters rarely fail without notice. They deteriorate in a fairly consistent pattern, and the signals are easy to read once you know them.
- Rumbling or popping during heating: sediment has built up on the tank bottom and is insulating the steel
- Longer recovery, or hot water running out faster than it used to: the same sediment reducing effective capacity
- Rusty or brown hot water: the tank lining is corroding, which means the anode is spent
- Moisture or rust at fittings: often repairable, and worth addressing before it spreads
- Water pooling at the base: the tank has corroded through, and no repair exists
Why replacing early costs the same
A planned replacement and an emergency replacement cost roughly the same for the equipment and labour. The difference is everything around it: the after-hours premium, and the water damage from forty to eighty gallons arriving on a floor.
On a heater past ten years showing two or more of the signals above, planning the replacement is straightforwardly the cheaper path.
The maintenance that actually extends life
Two things matter far more than the rest. Flush the tank annually from new to prevent sediment establishing, and inspect the anode rod every three to five years, replacing it when substantially consumed.
The anode is the sacrificial component that corrodes so the tank does not, and it costs perhaps thirty dollars against a tank replacement well over a thousand. It is the highest-return maintenance item on a tank heater and it is almost universally ignored.
One safety note that is not about cost
If the temperature and pressure relief valve is discharging, that is the tank telling you it is overheating or over-pressurised. It needs diagnosis promptly, and the valve must never be capped, plugged, or have its discharge line blocked. It is the device that prevents a water heater from becoming a pressure vessel failure.
